Blocktech MEP are looking for a Commercial Manager to Join a Top London Construction Company who focus heavily on delivering excellence across the London Fit out market. Expectations:
The successful candidate will oversee the commercial management of all projects, reporting to the Commercial Director and providing advice and support to the Commercial Department; duties will include, but not be limited to the following:
- Provide support to Pre-construction team at tender stage as required, including input to supply chain lists, scope definition, review of supply chain tender, contract amendment reviews / comments, commercial write ups for submission documents and attendances at mid and post tender interviews.
- Monitor and diligently challenge and probe CVRs; report monthly to Commercial Director in advance of full Board review, and carry out spot checks on orders, VOs etc.
- Ensure that all CVRs are prepared, accurate and issued on time to the Commercial Director, ensuring that the Dashboard report summary is prepared accurately and issued with completed CVRs.
- Establish and develop Cost Value Reconciliation to reflect Construction Budget, procurement and ongoing changes. Engage with all sub-contractors on a regular basis to achieve Cost and Value certainty in addition to maximizing opportunities and mitigating risk. Potential risks/delays should be monitored, managed and protected.
- In collaboration with the Commercial Director, deal with all legal issues and client financial issues. Review and check all contractual matters that may have financial implications.
- Agree Valuation dates schedule and ensure timely valuations are issued. Agree value and obtain Valuation Certificated to allow invoices to be raised in accordance with agreed dates.
- Take a lead role in the commercial aspect of the tender submission process including contributing to the tender submissions, contacting the PQS on the tender, assisting in the selection of the specialist contractors to tender, attending, and aiding the adjudication process and tender interviews.
- Ensure pre-start meetings are arranged for all key packages on all projects, ensuring sub-contractor bids are fully compliant and due diligence has been carried out before orders are placed; monitor and measure through spot checks and reviews.
- Work closely with both the Pre-Construction and Business Development Departments in order that Client contact and continuity can be fully monitored and maintained.
- Once a new project is secured, prepare the baseline for agreement and sign-off with the Commercial Director. Monitor package procurement in line with this ensuring that Director sign off is received on any package that does not meet its requirements.
- Review, check and approve all sub-contract payments before they are issued to accounts for settlement.
- Ensure that all project Valuations are issued on time and certificates chased, to ensure that invoices are issued in a timely fashion to maximize positive cashflow. Carry out weekly checks to ensure information is correctly recorded on the business cashflow forecast.
- Play an active part in the development of existing Clients and introduction of new clients by way of networking, entertaining and attending specifically targeted events, feeding back lead information to the Business Development team as necessary.
- Ensure Construction Phase Procurement schedules are prepared within a week of each project win and agreed with Project Teams.
- Deal with all business-related Commercial matters with the aim of always maximizing profits, paying subcontractors on time and settle Final Accounts (up and downstream) in a timely manner.
- Attendance at mind & post tender interviews.
- Full utilization of Subby data base to provide best intelligence of supply chain selection and updated supply chain scoring for future use of the business.
- Defect Free – to embed the mindset and work with the whole team to ensure projects are delivered in line with Defect Free process.
